Property Manager: The Property Manager is responsible for all day-to-day operations of the community or communities they oversee. This position, under the direction of the Senior Property Manager is responsible for effectively managing personnel, profitability, leasing, collections, maintenance, risk management, expense control, information reporting, and compliance with applicable laws and company policies.

Job Description:

• Train and supervise property staff, including task delegation, monitoring of job progress and workflow of the associate’s tasks
• Resolve associate disputes in a professional and timely manner, promotes associate retention and control associate turnover. Ensure that concerns are reported to Senior Property Manager for proper documentation.
• Appraise work performance and make recommendations for performance actions such as raises, promotions, discipline, terminations, etc.
• Provide leadership, mentorship, and guidance to property staff with support in administering company policies and key internal processes.
• Manage resident issues, such as disputes, lease renewals, final account statements, collections, and maintenance repairs.
• Develop, plan, and implement resident retention strategies.
• Communicate with Senior Property Manager, Senior Management Team, and/or property owners regarding the overall function of the property.
• Actively engage in planning and hosting resident events.
• Supervise and participate in community and marketing outreach, including managing social media and other advertising platforms.
• Review all prospective resident applications, discounts, and renewal leases, and execute all leases.
• Prepare, analyze and present property status reports, such as variance and occupancy reports.
• Maintain organized and accurate records for all community related information, documentation, and reports.
• Promptly report any general liability claims, workers compensation claims and property loss claims.
• Perform property inspections and ensure visual appeal of property is maintained and hazard-free. Inspect buildings and grounds to ensure safety and cleanliness, and alert maintenance staff of any necessary repairs.
• Ensure all delinquent rents, residential and commercial, are followed up on to ensure maximum collections.
• Maintain knowledge of market conditions and develop and implement marketing and advertising programs. Shop competitors on a regular basis as defined by supervisor.
• Ensure excellent customer service to prospective and current residents and promote a superior living experience at the community.
• Ensure all sales team members are fully trained and executing excellent sales steps. Provide additional training as needed.
• Complete any additional or new tasks as assigned by Senior Property Manager, Regional Manager, or the Senior Management Team.

Job Type: Full-time

Pay: $60,000.00 - $64,000.00 per year
